The Panama Canal waterway with lush green banks near Panama City

Region Guide

Canal Zone, Panamá Pacífico & West Panama

The west side of the capital corridor: two new cities, the canal's green belt, and mountain gated communities in the Capira highlands.

West Panama,in real-estate terms, means the province of Panamá Oeste:the districts of Arraiján,La Chorrera,Chame,San Carlos, and Capira, sitting just across the Bridge of the Americas from the capital. For decades this was the Canal Zone, the American-administered strip that held bases, housing, and the canal itself, and that history is why the west side today feels different:broad road reserves, tropical forest corridors between towns, and a master-planned new city called Panamá Pacífico rising on the old Howard Air Force Base. Buyers who look here are trading the east side's polish for the west side's space, growth, and price.

The character of the region

Space,growth,and a growing commute

The new city:Panamá Pacífico

Built on the runway bones of Howard Air Force Base,it has streets, parks, housing, offices,a commercial core,an international school, and an airport, all gated, and master-planned. Residents wake to one kind of town few places offer:planned, green, secure, minutes from the capital without the capital's chaos.

The commuter towns:Arraiján,& La Chorrera

Arraiján,the closest town across the bridge,is the fastest-growing residence corridor, with shopping, schools, and a car lifestyle. La Chorrera, the provincial capital, deeper west,is a full commercial city in its own right with hospitals, malls, and a slower pace. Both feed the capital by highway every weekday, which is their defining rhythm.

The canal corridor:the green belt

The former Canal Zone left the west side with unusual open space:locked rainforest corridors, recreation areas, and the canal itself, the world's most famous shortcut. Living near the canal,in communities amid green gulches, has a unique tropical-suburban feel, though services cluster at the towns.

The highlands of Capira

Up in the Capira district, cool mountain valleys hold gated communities like Altos del María,a tree-house version of west-side living minutes from the corridor, butwith the mountain climate. Steep lanes, trees, and views are the trade, and gated security is the service.

Access

Arraiján is roughly twenty to thirty minutes from downtown Panama City across the bridge,La Chorrera about forty-five minutes. The corridor connects westward to the beaches,so weekend beach life is measurably easier from the west side than from the east.

Health & services

Hospitals, malls, and stores cluster in Arraiján,and La Chorrera, giving families daily services west of the bridge, while the very largest specialists remain in the capital.

Climate

Coastal heat with more open wind lanes than the east city grid, plus mountain micro-climates in the Capira highlands, which is why the region serves both beach-weekenders,and cool-climate buyers.

West-side guides

Dedicated guides are live for the mountain gated community of Altos del María. Panamá Pacífico,Arraiján,La Chorrera, and the canal corridor towns earn their own guides next, where they compare like-for-like with the east side. In the meantime we cover them daily with clients on the ground, and the region discussion below is the honest primer.

Altos del María

Gated mountain community with panoramic views

Altos del María is an established gated mountain community located about 90 minutes from Panama City in the mountains above El Valle de Antón. The development is known for its cool climate, mountain panoramas, and well-maintained infrastructure including paved roads, community pools, and walking trails. Properties range from modest mountain cabins to large custom homes with sweeping valley and mountain views. Altos del María attracts Panamanian families as a weekend retreat and a growing number of expats looking for affordable, nature-oriented mountain living within reasonable distance of the capital. The community has a peaceful, secure atmosphere that appeals to those seeking a retreat from city life.

$100,000 - $500,000 Gated mountain retreat

Penonomé

Capital of Coclé and gateway inland from the beaches

Penonomé is the capital of the province of Coclé, an interior city on the Pan-American Highway about 145 kilometers from Panama City, roughly an hour and a half inland from the Pacific beach corridor that includes Río Hato, Playa Blanca and Farallón. It is the commercial and administrative center of the province, with markets, banks, a hospital, schools and a lively traditional character, and it serves as the inland service town for the province's coastal resorts. Penonomé is also known for a distinctive local craft tradition, including the handwoven sombrero pintao, the traditional Panamanian hat. For buyers it represents an affordable interior city that anchors the beach corridor a short drive away.

$80,000 - $350,000+ Interior city & provincial capital

La Chorrera

Capital of Panamá Oeste and a growing commuter city

La Chorrera is the capital of the province of Panamá Oeste (West Panama), an inland city on the Pan-American Highway about 30 to 40 minutes from central Panama City across the Centennial Bridge. It is the commercial and administrative center of the west side of the province, with malls, markets, banks, a hospital, universities and a large, growing residential base of people who work in the capital and live in the west. It has grown rapidly in recent years as families and buyers seek more affordable housing and land while staying close to the city. La Chorrera is a practical, working city rather than a lifestyle destination, and it anchors the west side's economy along with the nearby coastal communities.

$120,000 - $500,000+ West-side commuter city

Arraiján

The fastest-growing commuter town west of Panama City

Arraiján is a city and district in the province of Panamá Oeste (West Panama), immediately across the Bridge of the Americas from Panama City, making it the closest and fastest-growing residential commuter market on the west side. The district includes the town of Arraiján, sometimes called Arraiján Cabecera (the head town), along with communities such as Vista Alegre, Nuevo Chorrillo, Veracruz and others that have expanded rapidly with new housing. For decades Arraiján has been the affordable alternative to east-side Panama City, offering homes, apartments and lots at lower prices with a practical commute, plus the Veracruz beach area at its southern edge. It is a suburban, car-based commuter market first and foremost.

$120,000 - $600,000+ West-side commuter suburb

Panamá Pacífico

A master-planned community on the former Howard Air Force Base

Panamá Pacífico is a large master-planned community in West Panama, built on and around the former Howard Air Force Base near Veracruz, about 15 to 20 kilometers from Panama City across the Centennial Bridge. It is the closest thing to a purpose-built new city near the capital: gated residential neighborhoods, an international school, commercial and office districts housing hundreds of companies, a business park, and its own airport (Panamá Pacífico International Airport) serving domestic and some regional flights. It offers a planned, secure, green and relatively self-contained lifestyle with a strong corporate and expat presence, and it has grown steadily as a family-oriented alternative to east-side Panama City.

Good To Know

Questions buyers ask about West Panama

Why buy west of the canal?

For many buyers the west side is the best of both worlds: lower land prices than the city's east end, a central location hop from the canal corridor, and a drive anywhere from twenty to forty-five minutes depending on the town. The tradeoffs are fewer mixed-use neighborhoods, and stronger peak-hour flows toward the city.

What is Panamá Pacífico?

A master-planned community built on the former Howard Air Force Base, with thousands of residents, offices of hundreds of companies, its own airport, and a gated, green, planned feel, plus an international school. It is the closest thing to a purpose-built new city near the capital.

Is Arraiján or La Chorrera good for retirees or families?

La Chorrera is the provincial capital, and service center. Arraiján,about twenty minutes from downtown Panama City,is the fastest-growing residential commuter town. Both serve families well with a suburban,car-based life, hospitals, malls, and schools around the towns.

Where are the region's mountain communities?

The Capira district holds the highland side of Panama Oeste, home to gated mountain communities like Altos del María,with cool evenings, and green views at lower prices than the Panama City highland options. Expect steep access roads, and gated security.

How does the region compare to the east side of the city?

The west side is less developed per square meter, and grows faster socially, but the east side keeps the concentration of international schools, top hospitals, and airport access. They attract different buyers;our role is to help you choose honestly.

West Side or East Side?

This is the most underrated split in Panama City buying, and the answer depends on your schools, commute, andbudget picture. We know both sides of the canal equally, andwe will not steer you into one side just because a listing sits there.
